Buying property in Cyprus from the UK

A practical starting point for UK buyers considering a new-build home, holiday place or a move to Cyprus.

If you live in the UK and are considering property in Cyprus, start by separating the lifestyle question from the legal and financial purchase decision. Buying property and having a right to live in Cyprus are different matters.

What to decide before browsing developments

Begin with your intended use: a full-time move, a holiday home or a potential rental investment. Then consider your preferred location, affordability including taxes and fees, completion timeline, and how you would manage any delay. A week by the beach won't necessarily tell you what your commute, school run or winter routine will look like.

Your starting checklist

  • Set a total budget including any VAT, legal costs, furnishing and common-area fees.
  • Choose your preferred area and decide how much you could compromise on distance from the sea.
  • Establish whether you need finance and whether it is available for your situation.
  • Check the purchase-permission and immigration rules relevant to your passport and residence plans.
  • Appoint an independent Cyprus lawyer before making a non-refundable commitment.

Can a UK citizen buy property in Cyprus?

Yes, UK nationals can buy property, but people who are not EU citizens are generally required to obtain permission from the district administration under Cyprus rules. The official Ministry of Interior page explains the permission process, including the COMM 145 application. Your own lawyer should confirm how this applies to you and the property you intend to buy.

Buying a home doesn't automatically grant residency

Ownership is not, by itself, permission for a UK passport holder to live permanently in Cyprus. A separate residence route must be assessed. Cyprus also has an investor immigration-permit route for qualifying investments, with strict documentary and income requirements; eligibility should be confirmed from the current official criteria, not from property marketing.

One investor-permit route โ€” an example, not a promise

Official guidance describes a qualifying first-sale residential investment starting at โ‚ฌ300,000 plus VAT, alongside other requirements. For the relevant route, the stated secure annual income requirement is at least โ‚ฌ50,000, increasing by โ‚ฌ15,000 for a spouse and โ‚ฌ10,000 for each dependent minor child. Eligibility depends on the precise investment, documentary evidence and rules in force when applying.

What checks matter with an off-plan home?

An off-plan purchase is a contract for a future property, so make sure your independent lawyer examines the developer's ownership of the land, any mortgages or other encumbrances, relevant permits, specification, deposit arrangements, payment milestones, completion remedies and procedures for eventual title registration.

The UK Government warns that a lack of readily available title deeds and developer mortgages can create significant risks. Do not rely solely on advice from someone who is also representing the seller or developer.

Costs beyond the advertised price

New residential property may be subject to VAT; some qualifying main-residence purchases can benefit from a reduced 5% rate, subject to approval and conditions. Where VAT applies to a transaction, property transfer-fee rules differ from transactions not subject to VAT. Cyprus also repealed stamp duty for documents signed on or after 1 January 2026, although earlier contracts may be treated differently. Ask your independent lawyer and tax adviser for figures tailored to your purchase.
