Different neighbourhoods suit different routines and budgets. For example, buyers may compare Germasogeia and Potamos Germasogeias for access to the coast, Agios Tychonas for eastern coastal surroundings, or Zakaki and other western districts for a different mix of developments and connections. These are area examples, not promises of available inventory.
Apartment, villa or future home?
A modern apartment may mean communal facilities and service charges. A villa may mean more private space and greater responsibility for upkeep. Consider who will use the property, how regularly and whether you expect to live there year-round or visit seasonally.
Before you compare brochures
- Map your regular journeys and experience the traffic at realistic times.
- Check which views and amenities are contractual, not merely illustrative.
- Compare internal floor area, balconies, parking and storage on the same basis.
- Understand estimated and contractually defined common-area charges.
- Ask how stage payments relate to actual construction progress.
- Have your independent lawyer review the land, permits, sale contract and title-deed route.
Important financial checks
Ask for the full purchase budget, not just the headline price. New residential property generally involves VAT, subject to applicable rates and any main-residence concessions. Check finance requirements, foreign-exchange exposure, transfer-fee treatment and the costs of running the property after completion.
What makes buying off-plan different?
When construction is incomplete, delivery time, specifications and developer performance become central. Seek independent professional checks, request written answers and understand what happens if construction is delayed or the final specification differs.
